Timing We are to St. Petersburg what Old Hyde Park was to Tampa fifteen years ago.  Historic, beautiful, a bit rundown and waiting for rebirth.  The homeowners in Tampa have experienced dramatic home appreciation.  Roser Park is already experiencing appreciation rates that place it in the top 1% of all neighborhoods in St. Petersburg.

Topography Winding hilly streets.  Many of our streets are hilly reminding visitors of places in the Carolinas, San Francisco, Virginia and other places throughout the US.  Truly an exceptional feature in St. Petersburg.
Value

Value.  Just entering its period of gentrification, the neighborhood has many home values.  Though not for all, those comfortable with a can of paint, a wheelbarrow of flowers and a hammer will enjoy the exercise and sense of achievement that comes with loving and renovating a historic home.  These homes are unique and each one will reward its owner with years of joy.

Active

An active neighborhood.   The past four years has been the most active in the neighborhood's modern history.  Roser Park has seen a major renaissance triggered in large part by the emphasis placed along historic 10th Avenue South (formerly Greenwood Avenue South).  10th Avenue is the neighborhood's "highlands." John Jewell and Debra Roman have renovated three homes and have lead the charge for four other homes to receive comprehensive renovations during the previous three years.  As St. Petersburg's historic downtown thrives these large homes will see sales in the upper $500,000 and higher over the next two years.  Sarah McLeod received an award for her substantial renovation at 809 Prospect Court South.  It is fantastic to see real work being done along the creek.  Other neighbors such as Trey and Sarah, Sarah McLeod, Muriel and Ralph and Joe and Patty have really done a knockout job with landscaping and significant renovations along Roser Park Blvd.  That's not all.  Others throughout the neighborhood have watched in awe as the old mayor's house and surrounding homes are virtually resurrected from decades of neglect.  Roser Park is a boom town and its newcomers are really showing energy and spirit not seen here since Charles Roser was in town.  Way to go!!!
